To date in 2010, there have been 46 sales through the Multiple Listing Service (MLS) on Gasparilla Island. These properties account for more than $61,850,000, with an average sale price of over 1.34 million. The high sale for the year was 4.2 million for a beachfront home. Properties that sold during season saw 90% or better of their asking price, on average, and those selling during the slower summer months averaged about 85% of the asking price. The majority (more than 60%) of properties were on the market for more than 120 days. Only 3 properties sold within 30 days. Because Boca Grande is highly seasonal, in most cases this just means that property is marketed for an average of two seasons. Gasparilla Properties continues to be the #1 choice for both buyers and sellers here on the island.
